DEPOSITS
We collect one month’s rent as the initial security deposit in addition to the first month’s rent in advance.
LEASE AGREEMENT
All leases are 12 months less a day unless otherwise indicated. Our lease agreement is approved by the IAVI (Irish Auctioneers and Valuers Institute) and the Dublin Solicitors Bar Association.
STANDING ORDER
All tenants are required to have an Irish bank account, as rent payments are made via Standing Order organised by Cumisky Myler into your nominated account.
UTILITY TRANSFER
As all utility providers no longer accept letting agents transferring accounts into tenant’s names, we will take meter readings & pass them on to the tenants so that they can transfer the electricity & gas accounts into their names from the commencement date of tenancy. We would strongly advise you to check with your tenant or the relevant utility provider to ensure that these transfers have occurred.
Cumisky Myler will supply all relevant forms and have your tenants sign the documents where necessary.
BER CERTIFICATE
From 1st January 2009 it is a legal requirement to have a BER Cert available for inspection by any prospective tenants.
