National Property Services

1. National Property Sales Service:

The members of the Real Estate Alliance have extensive experience in property sales working for the widest range of companies, Government bodies and individuals. REA member firms have the detailed understanding of local property issues combined with the broader outlook of a national organisation to ensure that they provide a superior range of client services. All of our offices are locally owned and with that we have long-standing personal relationships with many of the local land and property owners, key business people, financial institutions and local authorities. This knowledge, expertise and insight has meant we have achieved 1000s of successful sales over the decades.

2. Nationwide Valuation Service:

Real Estate Alliance agents have extensive experience in the valuation sector. We handle over 5000 valuations per year. Following inspection of each property our local representative has the experience to advise your firm of any actions necessary to protect or enhance value, improve marketability or secure or protect the property

The entire valuation process will be overseen centrally to ensure maximum efficiency.

We completed a nationwide project for Clayton ERM delivering 200 valuations in 48 hours. We are currently working on behalf of the Department of Defence and The Department of Education. The member firms act for a number of large scale clients including all the financial institutions.

3. Recovered Property Management:

We offer a consultancy and management service to banks nationwide for their recovered assets in conjunction with G4s services. Services include:

1. Taking possession
2. Changing Locks
3. Valuating and Assessing
4. Repairs, security, ensuring compliance with legal requirements
5. Guidance on Strategy to include:
   • Renting
   • Managing the Property.
   • Preparing for Sale by private treaty, Auction of Group Auction.
6. Marketing advice
7. Holding plans and sales recommendations.

4. Portfolio Management Assessment:

We can review all or a sample of a bank’s lending portfolio on either commercial or residential property nationwide. We agree the points of review in consultation with the bank and its Risk management consultants and revert with the completed valuations. We have a team of Valuers to complete Valuations Nationwide and the project can be managed centrally.

5. National Lettings & Property Management Service:

We have experience in managing 100s of shopping units. We handle over 2000 residential lettings per year and manage in excess of 1000 residential properties per year. All of our offices offer property management and facilities management to clients. However, whilst the over all volume of management work is quiet high nearly all the work is on behalf of small scale private investors where we manage 1-20 properties on their behalf.

6. National Auction Service:

Real Estate Alliance offers a nationwide Property Auction Service aimed at willing vendors and holders of portfolios. We are uniquely qualified to do this and are following a tried and tested UK method and have committed considerable resources to the venture. The organisation of the service has proven highly successful.

We feel the time is right as values have dropped to a point where people feel there is real value in the market and there is a pent up demand from occupiers and investors who have been waiting for opportunities.
