Preparing Your Rental Property For Tenants

When a tenant moves out of your accommodation this should be an opportunity for you to take a good look at the property and make any repairs and maintenance necessary.

There are a number of specific areas you should look at before considering renting your property to a tenant.

  1. Are all the fixtures and fittings in good working order? This includes taps, showers, tubs, toilets, and any other fixtures. Make sure that the fixtures do not leak and that they consistently operate correctly. Repair any leaks or other problems before you rent out your property. If a fixture is consistently causing problems, it may be easier and even cheaper to replace it to avoid future problems. If you ignore these kind of problems, they will only create further problems for you.
  2. All carpets should be thoroughly cleaned ensuring any mould, mildew, or stains are removed. These are considered a health hazard.You need to ensure that you provide your tenants with a healthy envronment.
  3. Ensure that all kitchen units, cookers, fridges are completely cleaned. This is an area that is often neglected by tenants when they are moving out. You want to make a good impression for potential future tenants so get cleaning.
  4. You may want to repaint the accommodation between leases. It is recommended that all paint work should be done in neutral colours that are easy to keep clean. You should also patch up any obvious holes or chips in the walls.
  5. Make sure that all the appliances are working properly. This includes fridge, freezer, cooker, washing machine, dryer and any other appliances. If appliances are not working, replace them. Your tenants will appreciate the newer appliances, and your electric or gas bills should be lower as well.
