Certain types of property lend themselves more to auctions than others. For example, those with standout or unique features tend to sell best at auction such as quality homes, hotels, retail prime located shops, pubs, building land etc. Auctions are also better suited to a market teeming with committed buyers. Remember also that whilst selling by auction gives a definite timeframe for marketing, inspections, offers and immediate settlement etc., if the property fails to sell on the day, the time and money spent on the process can be frustrating. Auctions are not always predictable. Regardless of current market prices, unique properties will generally sell well. The important thing is to attract enough interest, so that the right buyer will be ready to buy at the right place and time
