By Auction, Private Treaty or by Sprint?
Its unlikely that your auctioneer would ever suggest the third option as a method of deciding who might purchase your property but amazingly this is what happened when Kelvin Grove, Athy Road, Carlow, was put on the market in the 1850’s.
The property, an old extended Victorian pile on c. 8 acres right in the heart of Carlow town, is to be auctioned by Sothern Real Estate Alliances on the 28th of October at 2.30 p.m. in the Seven Oaks Hotel, Carlow, on the instruction of the H.S.E.
Originally known as Easten, it was opened in 1810 as a high class school for girls with a yearly fee of 30 guineas per annum. Interestingly both Catholic and non-Catholic pupils attended. But back to the amusing bit - the house was sold by tender and two parties tendered an equal price a decision had to be reached as to who would be the successful buyer. Neither party wished to advance their tender offer one penny so some bright spark (or clever agent) evolved an ingenious plan to end the deadlock. The dining room window was opened, the rivals were placed at the avenue gate (approx. 80 yards) and on the word go the first man to get through the window secured the property. Mr. Arthur Fitzmaurice proved the better sprinter and he proceeded to live in Kelvin Grove until his death in 1892.
For interested parties the property is zoned educational/institutional use, is superbly positioned on the Athy Road with lands leading down to the River Barrow. The extended residence is c. 10,000 sq. ft. but in need of modernisation. The guide from Sothern’s would appear a very modest €1.5 million.
