KILDARE DELIVERS TOP RESULTS FOR REAL ESTATE ALLIANCE

National Property Groups Top Development Land Sales are in Kildare

National property group, Real Estate Alliance, is celebrating their most successful development land sales figures to date, thanks to some huge development land sales in Kildare.� Ireland�s leading group of auctioneers and estate agents sold in excess of �550million* in development land sales in the last 12 months, an increase of approximately 25% on last years figures for the same period.

Record sales for development land were seen in Kildare with Lucan based agent McDonald Brothers Real Estate Alliance, selling 66 acres of mixed use commercial and residential land in Donacumper, Celbridge in Co Kildare for a staggering price of �77.6million.

Proving that Kildare really has what it takes to attract developers Coonans Real Estate Alliance, in Maynooth & Celbridge, sold 220acres at Newbridge for circa �50million and Brophy Farrell Real Estate Alliance (joint agents with Jordans) selling a 20acre site near Newbridge for �16.1million

Acccording to Will Coonan from Coonan Real Estate Alliance, �The demand for all types of residential and industrial development land has been extremely strong in Kildare in the first half of 2005.� We have recently concluded the sale of c.220 acres for a figure in excess of �50 million which proves the continued strength of the market�

Philip Farrell, Chairman of Real Estate Alliance commented; �Kildare is proving to be ever popular with developers and our agents in this region made some of the groups largest development land sales.�

�As the top deals confirm key factors affecting development land sales continue to be proximity to Dublin and the quality of the land, which is particularly good in this area.� The �hope factor� continues to be significant also with history of planning permission in the area and zoning continuing to be at the forefront of developers minds�, he continued.�
