Carlow’s first let to buy scheme is underway in Castle Oaks on the Dublin Road in Carlow. Good interest has been shown and many houses have been taken up. The scheme however doesn’t suite everybody – its really only for those who have every intention of buying within the two year lease otherwise tenants will be at a lose of rent (rent is 30% higher than standard) and also the fixtures that they have installed in the house over the two year period. If however the tenants exercise the option to buy within a two year timeframe then 50% of the rent paid is refunded either directly or off-set against the deposit on the property. It is an excellent scheme for those without their full deposit to hand at present but who are confident of saving a sufficient fund to proceed with the purchase inside the two year time frame. Other interested parties include divorcees where settlement is imminent between parties but not yet through. Finally it offers people who have moved to a new job in Carlow the opportunity to ‘suck it and see’ before deciding to make an outright purchase.
