The subject lands comprise two seperate divisions of land totalling approximately 11.93ha (c.29.46 acres). We understand that the subject lands are zoned RU (rural protect) in the current edition of the Fingal Development Plan 2017 – 2023.

The lands are split by means of an infra structural road in ownership of the Dept of Justice which was previously constructed in anticipation of a proposed relocation of prison services. The subject lands are LANDLOCKED and are not presently accessible off the R135. It is noted that there are existing access points to each land holding off the infra structural road. The western boundary of the subject lands provides the physical boundary of the County Dublin and County Meath border.

The subject lands are located equidistant circa 7km south of Ashbourne, Co. Meath and 7km north of Exit 5 on the M50 motorway. The land is located along the R135 (Old Dublin to Derry N2 Road) and is less than 13km from Dublin Airport. The subject lands are closely located to M2 and in turn provide access to the M50, M2, M1, M3 and national road network.
