REA Leinster Auction Results 24 November 2016

REA Leinster Auction had 15 properties in their November 22nd auction held at the Killashee House Hotel near Naas.
On the day, REA Leinster Auctions sold 11 of their 15 properties with 4 withdrawn, 2 of which are expected to be sold to highest bidders before the end of the week.
Best sellers on the day included three apartments at Centaur House in Carlow through REA Sothern which fetched on average 30% above reserve.

180 people registered for the REA Munster & Connacht Auction held at the Limerick Strand Hotel today. This auction offered a selection of residential and commercial properties and development land throughout Munster & Connacht. 79% of properties were sold at auction with the remaining properties presently under negotiation. Average prices exceeded 21% above the minimum Reserves, in particular there was considerable interest in one property, a partially completed development site in Cullen, Co. Tipperary that had a minimum reserve of €100,000 and sold for €180,000. There were multiple bidders on each of the properties indicating strong demand in the Munster/Connacht region. Continuing the positive trend for purchasing properties at auction, 137 people registered for the first REA Munster Auction of 2016 which was held at the Limerick Strand Hotel on Tuesday last, 1st March. Only one Lot remained unsold when the auction ended however this property is now under negotiation and is expected to sell in the coming days. Sales prices on the day exceeded AMV’s by an average of 17% with particular interest in 4 terraced houses in Waterford which were sold as one Lot and achieved €88,000 over the AMV. There were multiple bidders on each of the properties indicating strong demand in the Munster region.

REA Munster Auction 12th November Results 16 November 2015

150 people registered for the REA Munster Auction at the Limerick Strand Hotel including telephone/proxy bidders. 94% of properties were sold at auction with the remaining properties presently under negotiation. Average prices exceeded 35% above the minimum reserves, in particular there was considerable interest in one commercial property at Barrington Street that had a minimum reserve of €200,000 and sold for €337,000. There were multiple bidders on each of the properties indicating strong demand in the Munster region. Athlone Lands Sell For Twice The Asking Price02 November 2015

REA Hynes report strong results from their most recent online auction. The firm brought 15 acres of residential zoned lands to market in Cornamaddy, Athlone to market with an AMV of €150,000. The property quickly hit this figure as bidding rose rapidly to €200,000. Bidding then accelerated, blasting through the €250,000 barrier and finishing at €300,000. The property attracted 12 bids in total from 4 different bidder in 3 cities.
Commenting on the auction, Healy Hynes of REA Hynes had this to say. “Todays strong result is an indication of the increased confidence in the markertplace. Over 250 people vewed the property and the auction was watched live from parties in 7 towns and cities. Although house prices in Athlone are still shy of the figure required to make new home building viable, we are hopeful that results like this will encourage more developers back to Athlone and see badly needed new home stock coming on stream.”
The firm were also bringing a 2 bedroom apartment in Inish House, Golden Island to auction on the same day. Mr. Hynes confirmed that this property was sold prior to auction for an undisclosed sum.
“With an obvious number of unsatisfied underbidders from this auction, it is clear that the demand for development land in Athlone is on the upturn.”

REA Leinster Auction a success21 October 2015

The first REA Leinster auction was a terrific success, with more than €3,500,000 worth of  residential and commercial property sold – with some going for more than 60% over their AMVs.

Eighteen properties were sold under the hammer at the auction in the Louis Fitzgerald Hotel in Newlands Cross, Dublin, on the day at an average price of 21% over their AMVs. An additional four properties are expected to close under private treaty negotiations.

There was widespread interest in the auction with bidders at the hotel being joined by hopeful investors calling in bids from Australia, Canada and the UK.

Harry Sothern, REA Leinster Auction, said: "We are very satisfied with how the auction went. Of the properties sold we had an average price of 21% over the AMV with some properties in fact achieving more than 60% over their AMVs. Bidding came in from Australia, Canada, England as well as locally. We sold a number of properties immediately after the auction and expect to close more in the coming days. Overall we are very satisfied and look forward to running the next Leinster auction in November"

Local agents involved in the auction said that with properties under negotiation expected to conclude in the coming days, they anticipate the auction will have a success rate of 85% when all is finalised.

REA Munster auction a massive success 09 October 2015

162 people registered for the Auction yesterday at the Limerick Strand Hotel for the REA Minster Auction. The Auction offered a selection of properties all through Munster. The mix of properties were between 2 bedroom apartments, 3 bed semi detached and mid terraced houses and some commercial. Out of the 21 lots that went for sale 16 of them sold at Auction, 2 have been agreed since the Auction, 2  are presently under offer and the final lot is to be placed back on the market by Private Treaty. Michael O’Connor says he is very happy with the turnout today and the bidding that took place. By close of business today we will have 85% of the properties sold which Michael believes is a good return for any Auction sale. Our next Auction is to be held on the 12th November at the Limerick Strand Hotel and we estimate to have circa 30 properties throughout Munster on offer. Louis Fitzgerald Hotel, Newlands Cross, Dublin on the 15th of October

The Real Estate Alliance, one of Ireland’s biggest estate agent groups, has announced the first in a series of auctions comprising properties from its members throughout Leinster.

The first REA Leinster Auction will be held at the Louis Fitzgerald Hotel, Newlands Cross, Dublin, on October 15th. More than 35 residential and commercial properties from throughout the 12 counties will go under the hammer, with the auction expected to raise in excess of €6.5m.

Among the properties up for sale are a hotel in Carlow, office units at Baker’s Corner in South Dublin, an industrial premises in Tullamore and as many as 30 residential properties from throughout Leinster – including 10 in Dublin. Guide prices range from just €33,000 for a two-bedroom house in Carrick On Shannon, Co Leitrim, to €540,000 for a three-bedroom period home in Rathmines, Dublin 6.

Bidding for the auction will take place over the phone, as well as at the hotel and will be streamed live on the internet.  All properties are available to view prior to the big day.

c. 45 Acres Sold at Auction at Gorteenaskagh, Brittas, Co. Limerick21 September 2015

REA John Lee sold c.45 at Gorteenaskagh, Brittas, Co. Limerick at Auction last week. 
The Roadside Holding extending to c. 45 acres attracted a lot of attention with 3 interested farmers emerging as proceedings got underway. Bidding opened at €150,000 increasing in €10,000 bids to €250,000. At this stage there were 3 bidders and after a short break bidding increased to €290,000 in €5,000 increments. After further consultation the property was offered a final time and reached €302,000 with only two bidders. At this stage the property was withdrawn and after a period of lengthy negotiations a sale was concluded at a satisfactory higher price in the region of €7,000 per acre.

The REA Munster Regional Auction  was held Thursday May 21st in The Limerick Strand Hotel with a large crowd in attendance and it proved to be a huge success with 80% of properties sold on the day.  There were multiple bidders which resulted in prices in excess of  11.2% above the minimum reserve achieved.

Successful Auction held in Carrick on Shannon last week13 April 2015

REA Brady in Carrick on Shannon held two auctions covering 4 agricultural properties on Friday last. Of keen local interest were two properties at Cootehall and one at Croghan. The Auction was held in the Bush Hotel and was very well attended. Proceedings started with a lot of 17.5 Acres at Derrylow, Croghan. Bidding started slowly with the Auctioneer being worked hard to successfully get things moving. Following this slow start matters progressed in bids of €10,000  from €70,000 to €120,000. Following a short recess the property was placed “On the Market” and bidding advanced in bids of  €2000 before concluding at €126,000. The land was purchased by an adjoining land owner and was well received with a loud applause by those attending.

The second lot was 31 Acres of land at Clegna, Cootehall. The bidding on this was quite extraordinary with the winning bidder coming in with a very strong first bid of €180,000. This proved to be effective in knocking out his competition. The property was promptly placed “on the market” and no further competition emerged.

The last lot was 17.3 Acres at Knockadaff,  Cootehall. There was brisk competition for this lot. Bidding started at €100,000 and quickly progressed to €110,000. It then went up in €5000 bids (tit for tat) to €135,000. The reserve having been exceeded it was put on the market and received five further bids bringing the final price to €140,000. The successful bidder was from the Locality.

The last Auction was held in Longford later in the afternoon and was for 31 Acres at Drumbawn, Ardagh, Co. Longford. This was a farm of mixed quality with some good land and portions of lesser quality. This portion achieved €135,000 following competition between a forestry buyer and a local investor.

Ballintotty - Nenagh Auction Result 100% Success, 5 out of 5 lots sold.16 March 2015

REA Eoin Dillon of Nenagh offered a residential farm for sale by public auction at Ballintotty, Nenagh, Co. Tipperary.  There was a large crowd in attendance at the Abbey Court Hotel and the late comers had to avail of standing room only with many observers choosing to observe from the hall outside the room.  The crowd was no doubt helped by the inclement weather on the afternoon with little opportunity for ploughing or spreading slurry. 
The property was offered for sale in 6 different lots. Lot 1 was a parcel of 19.13 acres (7.742 hectares), of which 6 acres were planted in trees since 2001 and the remainder of approximately 13 acres was reasonable quality grass lands.  The agent started seeking bids of €130,000 and dropped in increments of €10,000 to €100,000 where a local farmer opened the bidding, this was quickly followed by a local solicitor who offered €105,000 and they exchanged bids of €5,000, to €115,000.  At this stage the auctioneer announced that the property was not on the market yet but was close to the reserve and the lot was parked while they offered the next few lots.  Lot 2 was 7.5 acres and comprised of 6 acres of forestry and 1.5 acres of poor quality grass land.  The agent sought bids of €30,000, €25,000 and €20,000. There were no bids and accordingly they quickly moved on to lot 3.  Lot 3 comprised of 14.853 hectares (36.7 acres) of forestry, again €130,000 was sought and the agent went down in €5,000 segments seeking an opening bid.  An opening bid of €110,000 was then received from a solicitor acting in trust, there were no further bidders for this section and a short break was taken to discuss the first 3 lots with the vendor. 
On resuming the auction the auctioneer announced that we were €5,000 away from being able to put Lot 1 on the market and a bid of €120,000 was quickly received from a local auctioneer acting in trust and the land was officially placed on the market.  The solicitor duly obliged and offered €125,000 before the land was knocked down to him acting in trust for a young local farmer. 
Lot 4 comprised of the house on 7 acres (to include approximately 6 acres of forestry) again an opening offer of €130,000 was sought and the agent worked the room seeking bids before an opening offer of €90,000 was received from a young couple.  A second young couple then entered the race and the property quickly climbed in bids of €5,000 to €130,000.  As lots 4 and 5 were also being offered as a joint lot (Lot 6) this offer was parked while the agent offered lot 5.  Lot 5 was a single stubble field comprising of approximately 40 acres of what can only be described as very good land with excellent road frontage.  It was clear from the off that this was what everybody was interested in.  The Agent sought offers at €450,000 and went down in €10,000 to €350,000 before an opening bid of €350,000 was made by a local solicitor acting in trust for a local farmer.  A second bidder quickly emerged in the form of another local solicitor again acting for a local farmer.  In fact the two solicitors were from the same local firm acting for two separate clients. They quickly traded bids of €10,000 to €440,000 and then in €5,000 increments to €470,000 with no one else in the room getting a sniff of the action.  The biding stopped at €470,000 and the agent offered lot 6 for sale (Lot 6 was lot 4 and 5 combined).  Having a combined bid of €600,000 the auctioneer sought an opening offer of €605,000 there were no takers and after a very short break the agent came back and announced that he had instructions to put lot 4 the residence on 6.7 acres on the market at €130,000.  There were no further bidders and the lot was knocked down to the highest bidder at €130,000.  The Auctioneer Eoin Dillon then announced that he was also happy to say that Lot 5 was on the market at €470,000.  The bids then came fast and furious rising to €475,000, €480,000, €482,500, €485,000, €487,500, €490,000 €492,500, €495,000, €500,000, €502,500, €505,000, €510,000, €515,000, €520,000, €525,000, €530,000 before the final bid of €535,000 was received from a solicitor acting in trust or a local farmer.  The sale represented an extremely good price of just over €13,000 per acre.  Immediately after the auction offers were made by a number of parties for the remaining two lots and both were sold at what is believed to be at or very close to their original asking price and the auction contracts were signed. 

Speaking after the auction the selling agent Eoin Dillon said that he was delighted with the result, two hours previously he would have been delighted with if 3 out of the 5 lots were sold but to get all 5 lots sold on the day was incredible.  The prices for the lots were bang on what was expected with the main tillage field making the higher end of everybody’s expectations.  It just shows that where you have good land in a good location there is always a market for it.  It was also great to see that the purchasers of all 5 lots were hard working local persons seeking to expand their holdings and a in the case of the residence to set up a new family home.

Borrisokane Lands Sell at Auction - REA Dillon03 November 2014

On the 30th October 2014, REA Eoin Dillon held a public auction at the Ormond Hotel, Nenagh, Co Tipperary in relation to 5.56 hectares (13.72 acres) of former development lands at Bushypark, Borrisokane, Co Tipperary.  The lands once had planning permission for 41 houses and provision for a further 28 houses.  They were also subject to a right of way and way-leave.  The advised minimum value was €150,000.

The auctioneer opened the auction seeking bids of €150,000 and dropped in €10,000’s before the first bidder a local farmer and contractor got the bidding off.  A local solicitor then immediately bid €125,000 and one more bid of €5,000 being received to bring the bidding to €130,000, from there on the bidding was fast and a two horse race ensued with25 bids of €2,500 being made before the auctioneer broke to discuss the matter with the vendors at €192,500 and to give the bidders a chance to catch their breath.   On his return the auctioneer immediately announced that the property was on the market and a bid of €200,000 was received from the farmer/contractor.  The farmer and solicitor quickly exchanged bids of €2,500 before the hammer fell to the farmer/contractor at €215,000.  The sale price represented a price of €15,670 per acre (€38,722 per hectare).  Speaking after the Auction the auctioneer said that the sale was an important step in drawing a line in the sand and restoring confidence in the market that the development land market had bottomed out and there was a market for good quality well located lands.   The same agent also agreed the sale of 7.6 acres of lands at Coolaholloga, Nenagh by Private treaty on the same day for what is believed to be close to €8,600 per acre.  Rea Dillon will shortly be auctioning over 20 acres of former development lands at Tyone Nenagh.  The lands once had the benefit of planning permission for over 200 houses and will be offered for sale by auction on the 6th of December with a guide price of €200,000 inc VAT. 

Maynooth Land Sells for €2.62m at Auction18 August 2014

Land with development potential in Maynooth has sold at auction for €2.62m. The auction, which was handled by Savills and REA Coonan, took place at the Glenroyal Hotel in Maynooth, and attracted a significant number of interested parties.
The 2.23 ha (5 acres) site fronts onto the Dunboyne Road and is located within walking distance of Maynooth Town Centre. The site overlooks the Lyreen River. A recently completed feasibility study by the sellers highlighted the suitability of the site for an attractive low density development of up to 50 houses.
The land is zoned as ‘New Residential’ under the Maynooth Local Area Plan 2013-2019. The zoning objective states that housing is the primary use within this objective. The zoning also allows for uses including recreation, education, crèche/ playschool, clinic / surgery uses and sheltered housing.
The joint agents, Loman Dempsey of Savills, and Will Coonan of REA Coonan were of the opinion that this very well located site beside the town was always going to attract strong interest and this was reflected in the sale price achieved. “The development land market is very buoyant at the moment. There is increased demand for new homes but a significant shortage of product coming to the market. Good Week for REA Sothern18 August 2014

Even in recessionary times, land sales are still capable of commanding interest. This was certainly the case when REA Sothern sold first 9 and then 16 acres at Maganey at the auction in The Seven Oaks Hotel  last Thursday. With approximately 40 farmers in attendance, bidding was brisk on the 9 acres, with the reserve of €70,000 soon reached.

The property was formally placed on the market at €102,000 and four bidders chased the property until it was knocked down at €129,000 – almost €14,500 per acre.

The 16 acres proved sluggish with only two bidders showing real interest. This was primarily due the fact that the land needed reclamation and had small road frontage. None the less, Harry Sothern coaxed the bidders to over €100,000, at which point it was placed on the market eventually selling for €112,000, (€7,000 per acre).

The final lot on the day was a small two bedroomed cottage on circa 0.6 acres which was withdrawn at €45,000. The property is now for sale by private treaty with an asking price of €58,500. A new bidder has emerged, and a sale is expected to be completed this week.

REA South East Auction Disrupted by Land League.21 July 2014

Last Friday’s REA’s Regional Auction held in Dooley’s Hotel in Waterford on the 18th of July 2014
took an unexpected twist when members of the land league objected to the properties being offered for sale. The auctioneer appointed to sell the lots, Harry Sothern, engaged with the protesters and asked them which specific properties had they a problem being offered for sale. Solicitor, John Foley, Bagenalstown, challenged the protesters, as he was acting for vendors of a pub in Graiguenamanagh, which was not a repossessed property.

After some exchanges, the protesters agreed that they would not object to any property being offered for auction, unless a former owner objected from the floor of that property being offered for sale.

Mr. Sothern agreed to commence the auction and ask the floor first if there were any objections to the property being sold.

He proceeded to offer each lot without any objection being raised from the floor, and the auction proceeded smoothly from there on. Mr. Sothern indicated that the REA group are very careful about the properties that they take in for sale, and avoid contentious repossessions. He went on to say that many former owners of repossessed properties are keen to have finality which requires repossessed property to be sold.  Many of the repossessed properties are buy to lets and part of a portfolio held by individuals that can no longer afford to service the repayments, or in many cases, even interest only.

SUCCESSFUL AUCTION OF C. 49 ACRE FARM AT GORTNAGERAGH, DOON, CO. LIMERICK.22 May 2014

REA JOHN LEE SOLD THIS RESIDENTIAL HOLDING UNDER THE HAMMER FOR €290,000.
The property is best described as upland agricultural land with a right of way running through the middle of it and some very high land in most parts. It is part bisected by the public road with heavy rushy land below the road. There is a uninhabitable derelict residence in the centre of the property. 
Bidding opened at €120,000 and continued in €10,000 increments with two bidders to €210,000. From this it proceeded in €5,000 bids to €235,000. The vendors were consulted and further offers were sought. With further bidding it proceeded to €260,000 at which point it was declared on the market. The hammer eventually fell at €290,000 to a neighbouring person who is not a full time farmer. In all there were two bidders with a number of onlookers.

This was seen as an exceptional price as the initial guide was €240,000 - €250,000

Kilkenny land sells for €19,772 per acre24 April 2014

REA Boyd’s sold a 22 acre parcel of high quality grassland today at auction for €435,000 or €19,772 per acre.

The land at Grovine, Kells Road, Kilkenny about 3 miles from the city was offered with a reserve of €250,000 for sale by public auction at the city’s Club House Hotel. The lands were in a clean rectangular block of two fields of high quality grassland in great heart. A ruined cottage and a three span haybarn were included.

The land previously had planning permission for a nursing home that had lapsed some years ago. The agents felt that it only had an agricultural basis and took that approach in selling for receivers Deirdre Sheahan and David Swinburne of KPMG.

The packed auction room saw bidding open immediately at €200,000 and it advanced in bids of €10,000 to €250,000 when the property was declared on the market. Bidding continued swiftly in twos, threes, fives and tens between the two initial bidders until €275,000 when a new bidder entered. The opening bidder drove on to €400,000. A moment’s pause for breath saw a fourth bidder enter and the opening bidder fell out. The third and fourth bidders slugged it out in a mix of twos fives and tens until €425,000. The second bidder, an auctioneer was out of steam.

Michael Boyd offered him time to go and make a phone-call. After a few minutes he returned and trumped all with a bid of ten thousand euros clear to bring the hammer down at €435,000. It was all over in about 15 minutes.

Mr Boyd said; “This was a rare parcel of the highest quality in an area of high demand. Only 4 people got a chance to bid but there were many more bidders in the room for land in this area. Our approach was based on knowledge of the locality and confidence in the will to sell as demonstrated by the low reserve. Everyone looking at this land was confident that time spent looking at it was not wasted. This land was genuinely for sale.

All bidders were farmers or representing farmers and the neighbouring farmer bought it through to extend his holding.”

€746,000 worth of property sold today at REA Limerick Auction03 April 2014


The first North Munster Regional Auction of 2014 was held today in the Limerick Strand Hotel and proved to be a huge success with 77% sold at auction & 15% immediately after auction to the highest bidder giving a 92% success rate.
In summary there were 15 Lots, 2 of which had to be withdrawn prior to auction, 10 properties were sold at auction & 2 sold to the highest bidder immediately after. One property remains unsold but we are presently negotiating with an attendee at the auction.
The total capital value of the Lots was €746,000, the highlight of the auction were  4 High Street, Caherconlish which achieved 97% over its reserve & 56 Caislean na hAbhainn which achieved 25% over their minimum reserves. 

According to Michael O'Connor of REA O'Connor Murphy " We are delighted with our results today. The large attendance proves that there is once again an appetite in the North Munster region for property investments.  We look forward to our next North Munster Auction in June of this year to be held again in the Limerick Strand Hotel".

The Old Garda Station, Cannon Street, Kells, Co. Meath sold for €190,000, a fantastic €120,000 over the AMV of €70,000. The agent Tom Gavigan did a fantastic job dealing with 103 bids for this property. 100% of Lots sold at Department of Defence property auctions.09 December 2013

Real Estate Alliance held three Auctions last week on the instruction of the Department of Defence and sold all properties on the days of the Auction. This amounts to 10 properties raising just under €1,000,000

The first auction took place in Killarney’s International Hotel on TUESDAY the 4th of December at 3pm.  This auction featured two properties. The first ,the Old Garda Station in New St. Killarney auctioned by Donal Culloty of REA Coyne & Culloty of Killarney.  The property sold at Auction for €255,000, a considerable amount over the AMV of €175,000. This property is located in the centre of Killarney Town on a c.0.25 acre site has a large yard to the rear.

The second property auctioned by Eddie Barrett of REA North’s, Tralee, "An Halla Slua", Grey's Lane , off Green St., Dingle ,  A building  of c.198 m2 / 2133 sq.ft. ,in a very central location of this busy Tourism Town. REA North’s, the Auctioneers, were guiding €65,000 and the property sold at Auction for €85,000

The second auction took place in Limerick’s Strand Hotel today on the 5th of December at 3pm.  This auction featured three properties. Old Weslyan Hall in Thurles sold for €110,000, nearly 3 times its AMV quoted at €38,000. This property was auctioned by REA Seamus Browne, Roscrea.  According to Seamus Browne, “a unique property with a historical background dating back to c.1848 ideally located in Thurles town centre. 
An industrial site at Ballyurra,Kilrush, Co. Clare sold for €27,000 , handled by REA Paddy Browne, Ennis.  An Industrial site of c 0.6 acres situated close to the Kilrush Industrial Estate on the Cooraclare / Limerick Road.

The third property for auction in Limerick was The Sluagh Hall, a Training hall for the Department of Defence in Midleton, Co. Cork.  According to Michael O’Donoghue of REA O’Donoghue Clarke, Cork City, “the property, a prominent and strategically positioned ,with a large corner site, The AMV was €100,000 and the property sold at Auction for €110,000.

The final auction took place in Carrick-on-Shannon’s Bush Hotel on Friday the 6th of December at 3pm.   There were five properties for Auction on the day.

The Manorhamilton property sold for €62,000 with an AMV of €50,000 & auctioned by Roger McCarrick of REA McCarrick, Sligo. The site extends to over 500m2 on a site of approximately 0.5 acre and was used as a Primary & Technical School in the past .

The former reserve defence force facilities in Roscommon town, handled by Seamus Carthy of REA Carthy was withdrawn and sold after Auction on the day for €105,000.  
 The former RDF purpose built training premises situated on c. 0.5 acre site in Milford, Co. Donegal was sold at auction for €30,000.

The former training centre at The Mullins, Donegal Town was withdrawn and sold after on the day for €37,000, on c. 0.25 acres , with extensive tarmac area with facility for parking.
